If you are wanting to build your own home, add an addition, or perhaps build a garage or other detached building, you are probably looking for a good independent contractor to help you out. Most of us to not know enough to build these things ourselves, and a good independent contractor should have the skills to point you in the right direction. They should also be willing to work with you, and will always be open and honest about what is going on.
A deceitful independent contractor often makes the news, and there is a good reason for this. There are a lot of people out there who have been taken to the cleaners by their independent contractor, and at times, there is little recourse. The problem is that there are a lot of laws to protect these contractors, but very little protection for the homeowner. Because of this, there are many contractors out there that are taking advantage by stealing money and time from those who hire them.
Don't let this scare you beyond the point of making sure the independent contractor you are dealing with is honest. If you know someone, this is the route to go. If not, ask friends and family for the name of an independent contractor they may have worked with in the past. Never hire someone who just shows up at your door. If you strike out with friends and family, you can look in your local yellow pages for an independent contractor. Once you have talked to a few you like, make sure you ask for references. This is important. Also ask what they may have worked on in your community so you can go have a look at their level of workmanship.
Once you have found a good independent contractor you want to work with, ask about insurance. Don't work with someone who does not have any, because if something were to go wrong, you would be held responsible. This would cover damages in the event of an accident on the worksite that may leave someone injured or even dead. You don't want to take any chances.
Lastly, don't forget to keep in close contact with your independent contractor. Go over where the money is going, and what kind of progress they are making. Many people don't pay attention, and when the money runs out, they find that little has been done, and there isn't much they can do about it. While most independent contractors are honest, you don't know if you have run into the one that isn't.
